Analysis

Professional Consultation

Upon your submission for enrollment (Form to Right--->)in the TexaStar Lease Purchase program you will be contacted by a member of our professional team to begin the analysis phase of the program. Our team will be reviewing financial data and laying out a step by step plan of action that will allow you to execute the final purchase of your home within 3 - 5 years.

Financial Analysis

The goal of our Lease Purchase Program is to prepare our participants not only to be able to buy a home, but also to do our best to make sure the participant is able to maintain the financial obligations of home ownership. To accomplish this our participants go through an extensive financial review that will involve

  1. Pulling the current credit reports and scores from all three reporting agencies
  2. Determining current debt to income ratios
  3. Identifying areas where improvements can be made in credit and debt restructuring
  4. Developing a written detailed plan of action to bring about an improved financial condition so that permanent financing can be obtained.

Property Selection

Once the financial analysis is completed participants will have a clear understanding of the amount of mortgage they should be able to support once the repair and restructuring plan is completed. Our agents will then work with the participant to define neighborhoods in areas of the city that our investor group is acquiring homes and present these homes to the participant. Once a suitable home is selected the participant will execute the lease paperwork for the lease purchase and move into the Preparation Phase™.
